The first step in selling your home is identifying it’s true market value. There are many resources online to find property values. Those websites may be accurate or off by as much as 10 per cent. Under-pricing or over-pricing can severely damage the profitability of your home. And unfortunately, unscrupulous real estate agents commonly overvalue a property just to gain your trust and get the listing - and then beat you down later on lowering its price to get an offer.
We consider several key factors when determining value like market conditions, housing inventory, and interest rates. We factor in various AI algorithms and view a property from both a seller’s and buyer’s perspective. We’re not always perfect but with over 25 years of experience, our property valuations are on target. And this is important: While we offer our professional opinion, you decide on the price you’d like your property to be listed at. SimplyMLS - Preparing Your Home To Sell
There are 3 things that sell a home: price, photos and good marketing. You’ll decide on the price. We’ll handle the photographs and marketing. Your SimplyMLS listing includes 15 professional photographs, professional real estate yard signs, directional signs and Realtor lockbox. We advertise your property on the MLS, Realtor.com, Zillow and multiple regional and national real estate websites.

We can customize our program to fit you perfectly. Just ask us. However, most clients fall into one of two categories, full service or seller assist. Our deeply discounted Seller Assist program is perfect for technically savvy sellers who communicate digitally, confirm showing requests via text, can field questions directly from buyers and their agents and show their home to potential buyers. Sellers who can assist in these tasks save money and those savings are passed onto you with a reduced commission.
Some sellers are not comfortable assisting in those tasks or live far away and cannot show their home to potential buyers. If this describes you, our SimplyMLS Full Service program is a great fit for you. We’ll do it all - and at a price far less expensive than other brokers.
Also, as part of your listing, you can choose whether you'd like to offer additional incentives to buyers and their agents. About half of all sellers offer to pay a portion of their buyer's closing costs and buyer-agent expenses.
Open Houses
Many clients ask about open houses. There are two kinds of open houses: Seller hosted or agent hosted. We do not recommend either of them for safety and security reasons, however there are a few exceptions. For those desiring an agent hosted open house, sellers should chose our Full Service program.
